ANNEXATION - TOWN OF WINTER PARK: 

October 2000 - A petition for annexation was submitted and accepted.  Submitted documents can be reviewed at the Town of Winter Park office.

CENTRAL WATER & SEWER:

Parcel 2 is within the boundaries of the Grand County Water & Sanitation District No. 1 “W&S District”.  On March 7, 2001, the W&S District and the owners of Parcels 1 and 3 agreed to terms upon which Parcels 1 and 3 would be annexed into the W&S District.

ZONING: 

a)  Presently - Forestry and Open (F & O).  Located within the Town of Winter Park and Grand County Growth Plan areas which were adopted in 1998.

ACCESS:     

Grand County Road 80 a/k/a Corona Pass Road and Rollins Pass Road - Originating at U.S. Highway 40, just a few hundred yards from the entrance to the Winter Park Resort.  This road traverses through the property at an average grade of 2% +/-.

Midtown Road and Confluence Drive - Originating at U.S. Highway 40 in the middle of the Town of Winter Park.  This access includes Midtown Road and Confluence Drive (which replaces Ski Idlewild Road) connecting to the property via an 80 foot road and utility easement.

Fraser Valley Parkway - This traverses through the portion of the property that includes the Fraser River frontage.

Grand County Road 81 a/k/a USDA Road 128 - Originating at U.S. Highway 40 at the Lakota project.  This road traverses through the property.

CHARACTER OF LAND: 

Wooded, three creeks and the Fraser River, several meadows, topography is excellent for development and “great” views.  Approximately 75% of the property is developable.
